Priced to SellI recently took a listing for a home in Rockville.  It turns out I’m the second Realtor to represent the Seller of this particular home.  I’m not quite sure what happened with the first one except that the home didn’t sell during the almost six months of the previous listing agreement.

Of course, the price might have had something to do with it.

This particular house is in need of some major repair.  However, with the right buyer, this house could be made beautiful again.

When I sat down with the Seller, we had a heart-to-heart about the condition of the home and what she might be able to reasonably sell it for based on comparable homes in the neighborhood.  We talked about paying off her mortgage so the title to the house could be transferred cleanly. We talked about the fact the house had already been on the market a long time with no offers.  At the end of the conversation, the owner of this house agreed to an aggressive and highly competitive pricing strategy.

Plain English: the Seller set the right price.

How Do I Know It Was The Right Price?

Shortly after the listing agreement was signed, the snow began.  Over two feet of it.  As soon as the roads were clear and people were able to get out, I started getting calls from other Realtors that wanted to show the home to their clients.  Keep in mind, my description of the home in the Multiple Listing Service (know as MRIS) left nothing to the imagination.  A fixer upper is a fixer upper and there is no good reason to sugar coat it.

Still, several calls came in on what was essentially the first day the house was open for showings.

Unfortunately, I had to put everyone off until I can get out to the house to do some snow shoveling. (Don’t you just love a full service Realtor who will make sure your house gets shown?   Me, too.) Hopefully, that will be tomorrow (Sunday).  Then I can let as many Realtors come by as want to.  The more the merrier.  Because one of those Realtors will have a client that sees the value in the home and appreciate that the price is right.
