I usually get a little push back from listing agents that say "They're not worth it." when they're really telling me their client doesn't want to pay for one. I always offer a home warranty to my listing clients. It's probably the easiest way to let a buyer know that they won't have huge issues to deal with the first year they own the house. It is just "fine print" that excludes things showing obvious rust or abuse that can cause the company to say "sorry, but..."
